This includes all types of property related transactions such as site selection, sourcing of property, sourcing of tenants, property marketing, structuring of transactions. Services we provide here, basically, are two-fold. First, we handle Sales Transactions. Second, we handle Tenancy Transactions for Landlords
Facility Management Services
We provide Facility Management Services to Corporate and Individual Clients so as to secure proper maintenance of Property and maximal enjoyment of Services in the Property used by these Clients for Business, Residential, Commercial or Industrial purposes. It trite that without proper maintenance, building structures would over time begin to dilapidate; appurtenances, fittings and fixtures would also fall into state of disrepair.
Also, certain Property may be reserved without occupation and use for a time frame either as a result of long absence of the Property Owners or long stay in the Property Markets without a Buyer in the case of a Sales Transaction or without a Tenant in the case of a Tenancy Transaction. In all of these, there is need for the Property to be managed either fully or partially depending on whether persons are in occupation or not. Auction Basic Company Limited provides Facility Management Services in the range of:
a) Provision of security guards to secure the premises;
b) Provision of Power Supply via Power Holding Company of Nigeria Plc., “PHCN” and allied Electricity Distribution Companies, “DISCOs”; and via Generator [and maintenance of the Generator to function optimally];
c) Maintenance of the water treatment plant;
d) Waste Disposal;
e) Sewage Disposal; and
f) General cleaning of the common areas.
The Company’s business is built on repeat tenants and lease renewals. We lease and manage all of our office centers and residential apartments. Also, our experienced Facility Managers make regular visits to make sure that Facilities are managed in a first class fashion.
In this vein, for Facility Management Services we render, we are built on two principles:
a) Commitment to Client Satisfaction; and
b) Quality Workmanship and Services.
The amount of attention placed on details separates us from the competition. We understand that satisfied tenants are the key to our success and our business is built on repeat tenants and lease renewals. We have Facility Managers on-call, 24-hours a day, 7 days a week to handle any problems that may arise. Our maintenance at each Property Location is designed to correct minor problems before they become major inconveniences to our Clients and Occupants. Our staff makes regular inspections at each Property we provide Facility Management Services to and make routine check with Occupants to be sure there are no problems. This level of service enables us to retain [for us as a Company or for our Clients] over 90% of Occupants or Tenants at lease renewal time.
Property Developments
Auction Basic Company Limited has some Property Developmental Projects ongoing. Recently the Company just concluded renovations and refurbishment of Grace Apartments at Plot 18, Williams Onoh Street, Chevy View Estate, off Chevron Drive, Lekki, Eti-Osa Local Government Area of Lagos State.
Joint Ventures
Auction Basic Company Limited has robust partnerships and collaborations with Private Persons; Public Bodies; and Multinational Corporations in the areas of estate developmental projects for Industrial, Commercial and Residential purposes. This we do with Clients who have:
a) Lands or know genuine vast expanse land owners who are desirous of developing the vast expanse of lands but lack finance and/or required expertise;
b) Strong links to Institution(s) contemplating providing affordable housing for its numerous employees;
c) Active membership of a co-operative society and your co-operative is in dire need of houses for its large number of members; and
d) Properties – Lands, buildings with genuine documents that you are contemplating for disposal.
Project management Services

Auction Basic Company Limited has developed a specific design process which is divided into key phases; Programming, Conception, Resolving Detailing, Documenting, and Realizing. We create a success strategy from the onset to meet the project management and design needs for each client. Programming
The first phase of our projects is the programming phase. This phase is predesign and is critical to determine scope of work and identify the project team. Understanding the critical path of the project provides the basis of the project timeline. The client’s aesthetic wishes for the project level of detail and finishes, function needs, furnishing style, budgetary requirements and identifying preferred vendors are key to programming every project.
Conception
The first design phase is the concept phase. In many cases this phase may be broken into two distinct milestones; concept and schematic design. Within the concept milestone; plan review, space planning, mood imagery, and initial material palette ideas are developed. Within the schematic milestone; interior sketches, elevations, ceiling designs, flooring patterns, furnishing mood and preliminary finish selections are developed for the key spaces.
Developing
Once the project team has fulfilled the concept phase, the design developing phase builds on those decisions reaching to the entire project scope, past that of the key spaces. This phase pushes the design concept into every corner of the project to develop and understand all of the interior spaces
and how each space will function. At this point in the project the main objective is to ensure the design and function needs are working together in harmony.
Resolving
After the design development phase is completed, the project is at the point where the design can be resolved; when all of the decisions of the clients and design team come together and the interior design documentation begin to take shape. A preliminary set of documents may be issued, including; furniture plans, reference plans, ceiling plans, flooring and tile plans, lighting plans and interior elevations.
Detailing
Once the client has approved the design phases, the depth detailing of the project’s designs begins. In this phase the interior design drawings are fully coordinated with consultants and vendors as needed. The detail work is required to ensure the design execution is created
Documenting
After the design details are developed and coordinated, the production of the working drawings are developed with the required construction information. In addition to the set of drawings, supplemental specification packages of plumbing, lighting, cabinetry, finishes and paint schedules are submitted. The documentation type is specifically tailored to the needs of the project and client.
Realizing
The implementation of the design is overseen by the design team. They work closely with the consultants and contractor, problem solving as needed, through all stages of the construction process. This phase also includes review of shop drawings and other consultant coordination as the reality of the spaces comes to life. Installation of the furnishings and adding the final touches are the conclusion and most exciting milestone of the realization of the design for each project.
